In short
The Senior Specialist role will report to APAC Real Estate Lead in the Real Estate team supporting the APAC region. We are accelerating our portfolio expansion of our own stores globally while also ensuring that the talented teams working in our offices have plenty of space to hire and grow together. In this role, you will support the Real Estate Development team in market research, financial planning, site selection, lease administration, deal negotiations and lease execution.
Your Mission
Analytics:
- Create real estate analyses & conduct market research to advise team on retail site selection, including reports on population growth, purchasing power, tourist traffic, footfall, sales productivity, rent trend, competition, tax incentives, and running & fitness communities
- Build real estate pro forma, in cooperation with our finance, construction, and operations teams, to project revenue and costs for new sites; Collect and analyze data from internal partners (e-commerce, sales, marketing) and our external broker partners to benchmark and ensure decisions are data-driven
- Track office utilization, in close collaboration with our finance, talent, and hospitality teams, to plan for capacity requirements; Explore office opportunities and prepare workplace cost analyses comparing lease options across multiple scenarios to enable data-driven decisions.
Leasing:
- Draft letters of intent for new sites while receiving guidance on the financial terms from the regional lead and incorporating the requests from design and construction teams; Track the negotiation of terms across multiple sites and make recommendations for proposals to landlords
- Support the legal and lease review process by providing the valid input on the lease negotiation, monitoring the milestones and partnering with internal stakeholders for timely feedback and inputs
Lease Administration:
- Support ad-hoc lease administration tasks, including tracking key milestone dates & signature requests, onboarding suppliers in our internal payment system, invoices processing and ensuring timely rent payments.
Your story
- Bachelor’s degree in Business, Economics, Finance, or Real Estate, with international experience
- 4+ years of professional experience in a real estate related role, preferably in Retail and Office Leasing field across multiple countries within APAC
- Ability to analyze data efficiently, identify trends, and comfortably form insights
- Ability to review and negotiate leases with external and internal partners as a deal maker
- Organizational wizard skilled in staying ahead of deadlines, not missing key milestones, managing multiple priorities effectively, and tracking all upcoming deliverables
- Highly motivated, responsible, capable of working in a self-driven, entrepreneurial environment both within a team and individually
- Passionate problem solver who enjoys coming up with creative solutions in a fast-paced agile environment
- Experience working within Microsoft Office (other data analysis software, like Looker, a bonus)
- Excellent communication skills, verbal and written; Fully Fluent in English
