As the Director of Real Estate Development, Americas, you will strategically lead the expansion and optimization of On's real estate portfolio across the US, Canada, and Latin America. Reporting to the Senior Director of Global Real Estate Development on the Global Real Estate Development team, you will ensure our retail, showroom, and office spaces are architecturally distinct and fully aligned with On's premium brand identity and ambitious growth objectives. You will navigate intricate logistical and jurisdictional landscapes, overseeing all aspects from design and construction to facilities management and critical landlord negotiations, driving both strategic vision and operational excellence for our extensive physical footprint.
Your Mission

Define and execute the strategic real estate development roadmap for the Americas region, ensuring alignment with On’s global expansion goals and brand vision across diverse geographical and regulatory landscapes

Lead comprehensive design, construction, and project management for all retail, showroom, and office spaces, ensuring timely delivery and budget adherence while navigating multi-jurisdictional requirements

Establish and optimize processes for robust financial control and risk management across all real estate projects, partnering closely with Finance and Controlling teams

Oversee all aspects of facilities management, asset protection, and operational compliance for the entire Americas real estate portfolio, ensuring an elevated brand experience

Initiate, negotiate, and manage complex lease commitments and legal agreements directly with landlords and partners across the region, ensuring favorable terms and strict regulatory compliance

Drive continuous improvement in real estate development processes, leveraging innovative approaches and market insights to enhance efficiency and effectiveness

Cultivate strong relationships with cross-functional global and regional teams, including Retail, Office, Legal, and Indirect Procurement, to ensure seamless project execution and alignment

Champion sustainable building practices and operational efficiencies across all new and existing properties, reflecting On’s commitment to environmental stewardship
Your story
-
You bring 11+ years of experience in strategic real estate development, including extensive experience in retail design, construction, and portfolio optimization within complex, multi-national markets

You have 4+ years leading functions with teams of leaders, ideally overseeing directors across diverse real estate development portfolios or related operational domains

You have demonstrated ability to drive and optimize extensive real estate portfolios for high-growth, premium global retail or consumer brands, specifically across diverse jurisdictions and a business navigating rapid growth and operational scaling

Your expertise includes a deep understanding of the varying cultural nuances, intricate market dynamics, and complex regulatory landscapes across the Americas region

You possess a proven track record in complex contract negotiation, direct landlord engagement, financial modeling, and risk mitigation strategies related to large-scale, multi-jurisdictional real estate investments

You have the capacity to integrate innovative design and construction solutions that embody brand identity and enhance customer experience, adaptable to different regional contexts

You are willing to travel as required, up to 30% of the time, with fluctuations based on business demands across the Americas region
