As the Lead - Development Manager, AMER, you will drive the tactical execution and end-to-end delivery of On’s retail stores, showrooms, and workplace environments across the region. You will own regional project lifecycles by balancing tight construction timelines, budgets, and vendor alignment while maintaining premium brand execution standards. Reporting to the Senior Lead - Development Manager on the Real Estate Development team, you will support the regional expansion, bringing On’s premium and impactful brand spaces to life.

Your Mission

  • Own the end-to-end execution of assigned retail, showroom, and workplace construction projects across the Americas, ensuring timelines, budgets, and quality standards are met

  • Coordinate with external general contractors, architects, and local consultants to secure permits, manage bids, and oversee on-site construction progress

  • Track and manage individual project CapEx budgets, performing value engineering and detailed cost control to maximize efficiency and resource allocation

  • Partner closely with the Retail Operations, Visual Merchandising, and IT teams to ensure seamless project handovers and operational readiness

  • Identify and mitigate potential project risks, navigating local municipal regulations and construction bottlenecks to maintain execution velocity

  • Maintain and update project management dashboards and tools, providing transparent status updates and data-driven insights to leadership

  • Drive the localization of global design concepts, working with local suppliers to source premium materials that meet brand aesthetics and durability requirements

Your story

  • You bring 6+ years of functional experience in construction management, retail development, architecture, or real estate project execution

  • You possess hands-on experience managing retail rollouts, showroom buildouts, or complex tenant improvements within a premium or high-growth brand environment

  • Strong technical knowledge of construction methods, material procurement, permitting processes, and local building codes across key Americas markets

  • Proven ability to manage multiple project timelines and CapEx budgets simultaneously, leveraging analytical insights to optimize costs and scheduling

  • Excellent collaboration skills, with a track record of building effective partnerships with general contractors, designers, and cross-functional teams

  • You are able to travel up to 30% of the time to construction sites and regional hubs to ensure premium on-site quality assurance and control protocols
